/ WAYNE, Pa. -- According to a recent study by the Senate Special Committee on Aging released by CNBC

"The first concern to be aware of is about a company trying to take advantage of recent home buyers by making them think that they have to pay money to get the deed to their home or property," said Brett Furman, owner of RE/MAX Classic and Brett Furman Group
. "Watch out for this, as it could cost you $89. I always tell my clients at closing to beware of this. I just received a call from a recent client that purchased a home and wanted to know if this was legitimate. I reminded the client that while what they are doing is legal, it is deceptive."

, explained that whether you recently purchased a home, refinanced, or made any changes with the county recorder of deeds; you may have received an official looking document in the mail. Many clients have been misled by this letter creating a sense of urgency with a "due date" on the invoice.
"This is a third-party company not associated with any government agency just trying to make some money off of unsuspecting victims," Furman stressed, before adding, "You do not have to pay $89 for your deed. You will receive a copy of your deed once it has been recorded. Should you ever need additional copies, there is a minimal fee involved. Contact us if you have any questions."
Furman went on to point out the second issue in which The American Land Title Association wants homeowners and sellers to be aware of.
"Buying and selling a home is an exciting time, but there can be pitfalls for unsuspecting consumers," Furman said. "Criminals are using wire fraud schemes to steal money meant for home purchases or the proceeds from the sale of the property meant for home sellers."
The way this works, according to Furman, is that criminals will hack into unsuspecting victims' email to see if they are involved in a real estate transaction. "This is one reason that I coach all my clients to stay off social media when they are buying or selling a home," Furman revealed. "Here are a few more tips: Call, don't email, to confirm all wires using the title company telephone number; If you receive an email about any changes, don't call the number given in the email, it's best to call your real estate agent; Be suspicious if you receive an email about changing wiring instructions; Confirm everything! Don't assume that the email from a title company is correct. Stay in constant communication with your real estate agent; Verify changes immediately and call the bank, title company, or real estate agency to validate everything."
